Bat Galim sits directly on the sea, with its own promenade, a train station, and Rambam Medical Center at its edge. The cable car up to Stella Maris leaves from here too.

That combination creates two markets in one neighbourhood: buyers who want to live facing the sea, and tenants — medical staff, students, people working nearby. Which makes “sell or rent it out” a real question here, not a rhetorical one.

The stock is very mixed: older buildings needing work stand a couple of streets from new seafront construction. Two apartments of the same size can be two completely different prices — which is exactly where a valuation based on a neighbourhood average falls apart.
