Haifa's entry prices. Mandate-era buildings, high ceilings and plenty of renovation upside — the area where good marketing moves the price the most.

Hadar HaCarmel was Haifa's commercial centre, and Herzl Street still says so. The buildings are Mandate-era and 1950s: high ceilings, balconies, details nobody builds now — next to buildings nobody has touched in thirty years.

It has the lowest entry prices in the city, which also makes it the place where the gap between good marketing and lazy marketing is widest in percentage terms. An apartment photographed badly in Hadar does not get slightly less — it gets no calls at all.

Here I always want two things checked before anything is published: exactly what the land registry says, and the state of the shared parts of the building. In a building of this era those two answers move the price more than any interior renovation.
