The typical buyer here is a family looking for four or five rooms, and anyone selling a garden apartment or a flat with a large terrace is really selling the habit of using it, not just the floor area.
Because demand is steady, Ahuza is less forgiving than it looks: an apartment that photographs as average simply disappears among ten similar ones. The difference between “another four-room flat in Ahuza” and one people actually call about is almost always how it was presented.
